Generator is more than a coworking space. It is located in a building that is a historical monument of Kyiv architecture. Namely, in the former Dynamo restaurant created by Joseph Karakis, a legendary urban planner. It was built in 1932-1934 and is a representative of constructivism.
Therefore, it was necessary to create a corresponding modern HVAC system – an integral ecosystem of open space: offices, a restaurant, open spaces, event halls and events. Inspired by the aesthetics of the past, fill the space with people of the present and advanced technologies of the future.
The 4-storey historic building with complex layouts houses premises for various purposes: offices of various sizes, a bar and bistro, a kitchen, a free space, a concert hall, meeting rooms, a lounge area, an amphitheater, and even bomb shelters. This made the design task extremely challenging, as each zone needed to create its own microclimate.
Main heating system and air conditioning – Hitachi heat pumps/VRF system. Each room has its own Hitachi set free indoor air handling unit with its own wired control panel. This system provides cooling in all rooms in summer and economical heating in winter. The system consumes electricity very economically with a conversion factor of more than COP 5 (from one kilowatt of electricity we get more than 5 kilowatts of heat).

GNRTR Coworking is equipped with a powerful 3-phase diesel generator and, even with constant power outages, stably supplies heat pumps, which is much cheaper than any other alternative heating system.
The air handling units are installed in the old solid fuel boiler room and have an air bridge of air ducts from the boiler room to the main building.
The air handling units have the highest energy efficiency ratings available today thanks to:
- plate heat exchanger with a large heat exchange area with heat recovery of up to 93% REMAK HRZ
- Hitachi heat pumps with AHUkit and REMAK freon evaporator/condenser for heating fresh air in winter and cooling in summer
- RUCK high-efficiency duct fans of ETALINE series
- a set of intelligent automation based on freely programmable Danfoss MCX controllers.


What was done
For the Generator coworking space, our company has implemented:
- design of the HVAC system
- dismantling of outdated HVAC systems
- supply of basic equipment
- installation work
- system launch and debugging
- regular service maintenance
Stages of work
Energy audit
Electricity engineering studies were carried out, and an effective solution was found to minimize electricity consumption.
Pre-design work
Measurements were made and the existing air duct network was drawn. We analyzed the building reconstruction project and selected energy-efficient and cost-effective equipment.
Design
The project of supply and exhaust ventilation (Ruck and Remak) with the function of cooling, air heating, VRF air conditioning system Hitachi was made. The installed existing air duct system was taken into account in order to maximize its use in the new project.
Dismantling works
The old ventilation, air conditioning and heating system was dismantled. All the dismantled equipment was defected.
Preparatory work
Preliminary marking and planning, preparation of sites for ventilation machines, mounting frames and openings were carried out. The following works were performed: – drilling holes for air ducts, copper and drainage pipelines, electrical cables; installation of embedded parts
The first stage of installation work
Air ducts, freon lines and drainage pipes, as well as power grids and insulated channels were laid. Equipment was delivered to the facility.
The second stage of installation work
A supply and exhaust machine with a recuperator, a freon evaporator and condenser, and a backup electric heater was installed in the adjacent room of the old boiler room. The supply and exhaust system was assembled. Hitachi heat pumps were installed to heat and cool the supply air. A Hitachi VRF system was installed as the main heating and cooling system. Ducted indoor units were installed.
The third stage of installation work
Installation of supply and exhaust grilles and diffusers was completed. A ventilation system for the kitchen (kitchen umbrellas) was installed. Thermal curtains were installed on the central and emergency exits.
Automation
Automation boards and Hitachi VRF wired consoles were installed.
Commissioning and adjustment works
The system was set up, started up, purged, regulated and prepared for operation.
Acceptance into operation
The facility was put into operation and the executive documentation was prepared. Trainings were held for the operating personnel.
Maintenance
To maintain the high efficiency and stability of the HVAC system, the company regularly carries out scheduled maintenance of all climate control equipment in accordance with the regulations.
